Property Management Fees in Boynton Beach

When comparing property management fees in Boynton Beach, look beyond the advertised percentage. The better question is what your total cost will be—and how much work your property manager will take off your plate.

One of the first questions rental property owners ask me is, “How much do you charge for property management?” It’s a fair question. Every expense affects your bottom line. But I also encourage owners to ask, “What am I actually getting for the fee I’m paying?”

Two companies can advertise similar percentages and provide different services. A lower percentage can also cost more once separate charges are added. At All County Coastal Property Management, we want owners to understand their options before choosing a plan.

Compare the Total Cost of Property Management

If one manager charges 8% and another charges 10%, it’s easy to focus on the difference. First, find out what each fee includes and what rent amount the percentage applies to. Is it based on rent collected or rent charged? Is there a monthly minimum?

Ask about leasing, renewals, maintenance coordination, inspections, administrative charges, vacancy charges, and cancellation terms. Compare the same services over the same period rather than assuming the lower percentage is the better value.

For example, if a fee is based on $2,500 in monthly rent collected, 8% equals $200 and 10% equals $250. Over 12 fully paid months, the difference is $600. That example excludes minimums, leasing, renewals, and other charges. Those costs can change the comparison.

What Does a Property Management Fee Cover

Depending on the agreement and plan, services may include rental marketing, showings, application processing, tenant screening, lease preparation, rent collection, resident communication, maintenance coordination, property evaluations, renewals, move-in and move-out coordination, and owner reporting.

Some of these services may have separate fees. Ask the manager to walk you through a typical lease cycle and explain, in plain language, which responsibilities are included. You should know the answer before signing.

Leasing and Renewal Fees Deserve Attention

Finding a tenant involves more than posting a rental online. Advertising, responding to inquiries, arranging showings, reviewing applications, preparing the lease, and coordinating move-in all take work.

Ask how the leasing fee is calculated, when it is due, and what it includes. Then ask about renewal fees and the services provided when a resident stays. Knowing both charges helps you budget for a new tenancy and for a continuing one.

Get Clear on Maintenance Responsibilities

When an air conditioner stops working or a plumbing issue comes up, who contacts the vendor? Who communicates with the resident? Who authorizes the repair, and what happens in an emergency?

Ask about spending limits, coordination charges, markups, and whether you can use your own contractors. If you want to handle maintenance yourself, make sure the agreement clearly explains your responsibilities and how repair requests reach you.

Some owners want us involved in nearly everything. Others tell me, “John, I have my own contractors. I want to handle my maintenance.” Those owners may need different management plans.

All County Coastal Management Options

An owner living out of state with a rental in Boynton Beach may need different support than a local investor with established contractors. Our management options reflect those differences.

12 Percent Exclusive Protection Plan

Our more comprehensive option includes Landlord Protection Plus, and the lease renewal fee is waived. Ask us to explain the protection program’s specific benefits, limits, eligibility requirements, and exclusions before selecting this plan.

10 Percent Standard Plan

The Standard Plan provides professional day-to-day management, with certain additional protections available separately. The lease renewal fee is $350, and Landlord Protection Plus can be added separately.

9 Percent Discount Plan

This option is designed for owners who prefer to handle maintenance. The owner coordinates, authorizes, supervises, and pays for maintenance directly. We handle the other management responsibilities included in the selected agreement.

8 Percent Military and First Responder Appreciation Plan

As a veteran-owned business, recognizing service matters to us. We offer an 8% management option for qualifying veterans, active-duty military personnel, and first responders. Contact our team to discuss eligibility and plan details.

Each plan has its own terms, fees, minimums, leasing charges, renewal charges, responsibilities, and optional services. The signed management agreement and applicable program terms govern your services and charges. Rates and offerings are subject to change.

Read the Agreement and Evaluate the Manager

Before signing, review the monthly fee and minimum, leasing and renewal charges, maintenance responsibilities, repair approval limits, vacancy charges, additional services, and termination provisions. Ask for a written explanation of anything that is unclear.

Fees are one part of the decision. Communication, reporting, local knowledge, and professional education matter too. The National Association of Residential Property Managers explains the benefits of working with a NARPM member. You can also use the Florida DBPR license search to look up a professional’s license information.

Take time to meet our All County Coastal team and ask how we would manage your property and communicate with you.

Property Management Should Make Ownership Easier

You are hiring a property manager because you want help with the work of owning a rental. The fee should make sense compared with the services provided, the responsibilities handled, and the level of involvement you want to keep.

Instead of asking only, “What’s your percentage?” ask, “What would I pay during a typical year, and what would you handle for me?” That gives you a much more useful basis for choosing a manager.

Frequently Asked Questions

Are leasing fees included in the monthly management fee?
Not necessarily. Ask which leasing services are included, whether there is a separate charge, and when that charge is due.

Can I handle my own rental maintenance?
All County Coastal’s 9% Discount Plan is designed for owners who coordinate, authorize, supervise, and pay for maintenance directly, subject to the agreement’s terms.

Is the lowest management percentage always the best value?
Compare total annual charges, services, and responsibilities. The percentage alone does not show the full cost or the level of support.
